Bad credit and Mortgages?

I have a credit scor of 537 I know that isn't very good at all, I am just wondering if I will still be able to get a mortgage with a bank with this credit scor? I don't have anything unpaid or pending except I am paying for a loan on a car. I live in Canada. I am also going to have a good co-signer. What do you think?
